House Rules

With small efforts, we can all contribute to a more pleasant environment both indoors and outdoors, by showing consideration for one another and keeping balconies, patios, stairwells, and shared spaces tidy. The building is old and somewhat thin-walled. If you are disturbed by a neighbor, knock on their door and let them know.

  • Faults or damage to the apartment, building, or other property must be reported to the board as soon as possible.
  • Entrance doors must not be propped open except for temporary needs. Basement and attic doors must always be kept locked.
  • Outdoor areas - everyone is welcome to use our lovely patios. Barbecue grills are available in the garden shed at entrance 13. Clean them afterwards and return them to the shed once cooled.
  • The lawn - we take turns mowing the grass. A lawnmower is available in the garden shed at entrance 11. If fuel is needed, fill up and submit the receipt to the board.
  • Parties - if you are hosting a party in your apartment or the garden, notify your nearest neighbors in advance.
  • Stairwells and shared spaces must be kept clear for fire evacuation. Space for strollers is available in the workshop.
  • Balconies - flower boxes and other items must not extend beyond the balcony railing. Beating rugs over balconies is not permitted.
  • Fireworks, firecrackers, and similar items must not be set off from balconies or in the courtyards.
  • Waste - bins are provided for household waste, food waste, and newspapers. Other recyclable materials should be taken to the nearest recycling station, e.g., at Vidängsvägen.
  • Disturbances - first speak directly with the neighbor causing the disturbance. If that does not help, document the time and incident and submit it to the board.
Laundry Room

The laundry room is located in the basement corridor between the two stairwells.

  • Laundry hours: 07:00 - 22:00
  • Book your laundry slot on the schedule outside the laundry room door.
  • If you have not started using your booked slot within 30 minutes, the laundry room is considered available.
  • The laundry room has two washing machines, a tumble dryer, a drying cabinet, a utility sink, and cleaning equipment.
  • Leave the laundry room clean and tidy after use.
  • The lint filter in the tumble dryer must be cleaned.
  • Leave the detergent dispensers open when you leave.

If a fault or problem occurs, contact the board.

Subletting

To sublet your apartment, you as the co-op owner must submit an application to Brf Drömkåken 2 and receive approval from the board.

Permission may be granted if you have justifiable reasons due to age, illness, temporary work in another location, trial cohabitation with a partner, other special family circumstances, or comparable situations.

Subletting is always temporary in nature, and permission is granted for one year at a time.

Please note: Responsibility for the apartment always rests with the contract holder, i.e., the person who owns the apartment. This applies to payment of fees, maintenance of the apartment, and any disturbances toward neighbors.

Unauthorized subletting results in termination and loss of the right of use.

Internet, TV & Telephony

The building has fiber optic connection via OpenUniverse, giving residents the option to sign agreements with various providers for internet, TV, and telephony.

Cable TV from Comhem is also available with a basic channel package, as well as the option to order additional packages.

Ventilation & Indoor Climate

The apartments have natural ventilation, and good airflow is essential for both temperature and air quality. We recommend keeping the vents slightly open to prevent excessive humidity.

It is important to check that air is flowing from the vents and that they are not clogged with dust.

Radiators: If your apartment is cold, the problem may be that the Danfoss thermostats are stuck. Remove the thermostat head and make sure the thermostat pin can move freely back and forth.

A comfortable indoor temperature should be between 18-23°C according to the Swedish Energy Agency.

Renovations

As a co-op owner, you are responsible for maintaining your apartment, including walls, floors, ceilings, windows (except exterior painting), appliances, and the bathroom.

Requires board approval:

  • Moving walls
  • Bathroom renovation
  • Balcony glazing

Does not require approval:

  • Painting and wallpapering
  • Replacing kitchen fittings
  • Replacing flooring

Bathrooms: All work involving pipes and water lines must be carried out by a qualified professional. Surface materials, waterproofing, and fixtures are the owner's responsibility.

Awnings: Installation of awnings requires an agreement with the board.

Inform your neighbors about renovation work via the notice board. Loud noise is not permitted during evenings, nights, or for extended periods without approval.

Fire Safety

Fire extinguishers are located on the ground floor by the rear exit. Fire alarms are installed in the stairwells.

In case of fire: Rescue - Warn - Call 112 - Extinguish

Keep stairwells and shared spaces free from items that could obstruct evacuation. Every apartment should have a working smoke detector with regularly replaced batteries.

General Meetings & Bylaws

The annual general meeting is normally held before the end of May.

Cleaning Days

Every spring, the association organizes a communal cleaning day for shared spaces and the outdoor areas. Information is sent out by email and posted in the stairwells.
